I noticed you are headquartered in Florida, can you help me with my financing in another state?  Yes, what makes our program unique is that we work as your virtual CFO.  Through on-site visits, phone, fax and email, we ask the right questions and gather the correct information to structure your request and to prepare the loan submission package.

What types of loans do you focus on?  We handle all types of loans including land, land development, construction, mini-perms, permanents, acquisition, refinance and 1031.

What types of clients do you work with?  We work with developers, owners of rental properties, owner occupied properties, buyers, sellers and investors.  Please note that our services are designed for all levels of experience.  We can help if this is your first project or if you're a seasoned professional.

What types of real estate?  We work with both commercial and residential real estate.  Commercial includes shopping centers, free-standing retail, office buildings, medical office, apartments, hotel, warehouses, industrial, land and land development product.   Residential includes land land development, builder lines, single-family, townhouse and condominium product.

Do you present my loan to the banks?  We can, but typically, we provide the complete loan package for you to present to the lenders in your market.  First, no one is better at "selling" you project than you are!  Secondly, many banks are wary of loans that are brought to them by someone other than the borrower.  They believe that a loan request from a third party (a mortgage broker for example), is one that has issues and can't get financed on a traditional basis.  The whole point is to position your loan for easy approval.

What if my project financing needs are such that I may need an equity partner or hard money lender, can you help me find one?  If necessary, we will refer you to a mortgage banker, hard money lender or equity source.  We have excellent relationships with reputable people in their fields.
